JOB SUMMARY: Responsible for insuring the efficient operation of the property under the direction of the Property Manager. Able to assume responsibility for the property in the Property Manager’s absence.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel to achieve Company financial and business objectives.
· Responsible for insuring a professional appearance and manner for oneself at all times.
· Responsible for checking property Drop Box daily, depositing rent received into property bank account, providing receipt for same to Property Manager, providing all resident communications received to Property Manager for processing.
· Responsible for Laundry Coin collection, depositing coins in property bank account, providing receipt for same to Property Manager.
· Responsible for thorough patrol of grounds once each day, including property grounds pickup, noting lease violations, needed repairs and reporting same to Property Manager.
· Enforcement of Apartment Rules and Policies courteously with residents and providing names, apartment numbers, violations to Property Manager for written communication with residents.
· Weekly Interior/Exterior light checks, replace bulbs as needed, report unreachable bulbs or

faulty light fixtures to Property Manager for maintenance requests. · Responsible for cleaning hallways twice per week
· Posting of resident notices, Demands, or other required communications prepared by Property Manager.
· Provide entry for resident lock out situations; verification of identify of resident with lease document prior to entry required.
· Shoveling of sidewalks/building entries and spreading of ice melt as needed.
· Daily opening and closing of pool during season (as required)
· Responsible for proper care and return of all electronic devices provided by BRC Real Estate.
· Assistant Manager will act on behalf of Property Manager during periods of Property Manager’s absence under the direction of VP BRC Multifamily.
· Thorough knowledge of Fair Housing. Knowledge of property rental information.
· Thorough knowledge of management company policies and procedures and property community policies.
· Responsible for the efficient and courteous response to all resident requests.
· Responsible for the efficient and timely reporting, maintenance and submission of all administrative forms, files and reports received to Property Manager.
· Responsible for reporting any maintenance issues, unusual or extraordinary circumstances regarding the residents or the property.
· Additional duties may be changed/modified as necessary at the discretion of the Property Manager and/or VP BRC Multifamily
SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities unless the Property Manager is unavailable or away from the office.

Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
